The City of Pleasant Hill, City Council will conduct a public hearing on Architectural Review Permit, PUD Rezoning (to include a PUD Concept Plan), Development Plan Permit, Major Subdivision (Vesting Tentative Tract Map) and General Plan Amendment PLN 21-0028 submitted by the applicant CDP Pleasant Hill, LLC. The proposed residential project would consist of 31 detached, two and three story, detached single family residential units with a maximum 35-foot building height, with three floor plans ranging in size from 2,316 square feet to 3,015 square feet, each with an attached two-car garage and two-car driveway apron. Each residential unit would be located on separate parcels ranging from 3,105 to 5,830 square feet in area for an average lot size of approximately 3,745 square feet. Sixteen guest parking spaces and no less than 63,000 square feet of common open space, including the buffer areas, would be provided on the site. The proposed density would be 7.38 dwelling units per net acre. The proposed project also includes six accessory dwelling units. The site is proposed to be rezoned from the existing PAO (Professional and Administrative Office) zoning district to a PUD (Planned Unit District), and an accompanying General Plan Amendment is proposed to change the existing General Plan land use designation of the project site from Office to Multi-Family Very Low Density. The Architectural Review Commission and Planning Commission both recommended approval of the project, and the associated Initial Study/Mitigation Negative Declaration, to the City Council.
The 4.96-acre property (consisting of two legal parcels) is located on the southwest corner of the intersection at Lucille Lane and Taylor Boulevard, addressed as 401 Taylor Boulevard, and is zoned PAO – Professional & Administrative Office. APN 153-050-057 & 058.
Pursuant to the California Environmental Quality Act (CEQA), the City of Pleasant Hill completed a Mitigated Negative Declaration for this project. The Draft Initial Study and Mitigated Negative Declaration (IS/MND) prepared for this project had a public review period from April 27, 2021 through May 27, 2021. The documents are available for review at the Planning Division (including below) and will be available once the City Council agenda is posted.
Please note that due to the State of California Governor’s Executive Order, options for observing the City Council meeting and for submitting communication regarding the meetings have changed. The City Council will participate remotely via teleconferencing.
The public hearing will be held by the City Council starting at 7:00 p.m. on Monday, August 16, 2021, via Teleconferencing. More information on how to participate, including providing live comments during the meeting will be provided on the posted City Council Agenda.
